Cleaning invoice template (residential & commercial)
Whether you clean homes or offices, a clear invoice gets you paid faster and looks professional to clients. This free template works for one-off jobs, hourly work and recurring contracts, and itemises tasks, supplies and travel so there are no questions.
Three ways cleaners bill
| Method | How to invoice it | Best for |
|---|---|---|
| Per visit | A flat fee per clean | Standard house/office cleans |
| Hourly | Hours × hourly rate | Deep cleans / variable jobs |
| Contract | Fixed weekly/monthly amount | Recurring commercial clients |
What to itemise
- The service and property (e.g. "Standard clean — 3-bed house, 12 Elm St")
- Hours or number of visits, and the rate
- Specific tasks if the client wants detail (kitchen, bathrooms, floors, windows)
- Supplies or materials used, if you charge for them
- Travel time or call-out fee, if applicable
- Subtotal, any tax, and the total due
- Payment details and terms (many cleaners use "due on receipt" or Net 7)
Do cleaners charge VAT or tax?
It depends on your turnover and country. In the UK you register for VAT once turnover passes the threshold; in Ireland cleaning services fall under the 13.5% reduced VAT rate once you're over the services threshold. If you're below the threshold or not registered, simply set tax to 0% — the generator handles either case. See the VAT invoice guide.
Recurring cleaning contracts
For weekly or monthly contracts, invoice a fixed amount per period (e.g. "Office cleaning — July 2026, 4 visits"). Keep invoice numbers sequential and dates consistent so clients can reconcile easily. Recurring auto-invoicing is a planned Pro feature.
